Korte Completes Urban Village Office Building
The Korte Company recently finished construction of a three-story Class A office building adjacent to The District mixed-use retail and condominium development in Henderson. The Urban Village Office building, a 61,000-square-foot structure, was developed as a joint venture between Korte and American Nevada Corporation.
Airport Corporate Center Breaks Ground
Warm Springs Limited Partnership has broken ground for a two-story, 48,000-square-foot Class B building at the Airport Corporate Center at 376 E. Warm Springs Road in Las Vegas. The $7.5 million project is scheduled for completion in the first quarter of 2005. The Airport Corporate Center is situated directly across from McCarran Center, a master-planned office park containing over 1 million square feet of professional office space. The three-acre project is located on the former site of the Thrifty Rental Car facility, which moved to McCarran Airport in 2003. The general contractor is Kalb Construction and the architect is Howard F. Thompson.
Two Retail Centers Planned for Reno
Reno’s growing retail sector will be joined by two new projects scheduled to begin construction this quarter. Lewis Operating Corp., based in Upland, Calif., is developing Damonte Ranch Town Center at Damonte Ranch Parkway and Steamboat Parkway in south Reno. The 539,000-square-foot center will include a Home Depot and an R.C. Willey home furnishings store. The Home Depot opening is set for spring 2005, and R.C. Willey is scheduled to open in summer 2005. R&O Construction of Ogden, Utah, is the general contractor for the first phase of the project. A 138,000-square-foot specialty retail shopping center is also planned for the corner of Longley Lane and South McCarran Boulevard. To be called Longley Town Centre, the project is being built by Reno-based Tanamera Commercial Properties. Planned uses include 28,000 square feet of retail shop space, 36,000 square feet of space for mid-size retailers, pads for fast-food restaurants and other uses, a site for a local bank and a fitness facility. The shopping center is more than 30 percent leased. Longley Town Centre is part of the 150-acre master-planned Reno Corporate Business Center.
More High-Rises Set for Strip Skyline
Two more high-rise projects have been announced for the Las Vegas resort corridor, which has recently seen considerable interest in vertical development due to the scarcity and price of land. Sky Las Vegas, a 40-story luxury high-rise condominium tower, is planned for the north end of the Las Vegas Strip, on a three-acre site between Circus Circus and the Hilton Grand Vacation time-share building. Nevada Development Partners LP is the developer of the 350-unit project. The condo units are expected to range from 800 square feet to 2,500 square feet, with prices from $400,000 to more than $3 million. Sky Las Vegas, designed by Las Vegas-based Klai Juba Architecture in collaboration with a Miami design firm, will include three commercial levels designated for retail and office uses. Donald Trump has also announced plans to build the 64-story Trump International Hotel and Tower at Industrial Road and Fashion Show Drive, just west of the Strip. The project is being developed as a joint venture between Trump and Phil Ruffin, owner of the New Frontier, which is adjacent to the site planned for the tower. The $300 million project will include more than 1,000 hotel units ranging in size from 636 square feet to 1,057 square feet, as well as 50 apartments from 3,000 square feet to 10,000 square feet.
