Small-bay industrial asset highlights strong investor demand in supply-constrained submarket
Las Vegas, NV – July 20, 2026 – Colliers is proud to announce the $14.5M sale of Bruner Commerce Park, a ±52,155 -square-foot, three-building Class A industrial asset located at 1600–1620 Raiders Way in Henderson, Nevada. Senior Vice President Chris Connell, SIOR, and Executive Vice President Grant Traub, SIOR, of Colliers represented the seller in the transaction.
Designed for small-bay users, Bruner Commerce Park, recently rebranded as LOCAL @ Raiders Way, offers suites ranging from ±1,750 to ±3,500 square feet and features ±20-foot clear heights, ±14′ x ±16′ grade-level loading doors, 120/208V 3-phase power and fire sprinkler systems. Located in West Henderson, the project serves a diverse mix of light industrial, service and distribution tenants. The property is surrounded by a growing ecosystem of industrial, logistics and mixed-use development, including airport-adjacent business parks, retail centers and future large-scale projects that continue to fuel tenant demand.
“LOCAL @ Raiders Way checked all the boxes investors are targeting today with modern construction, small-bay flexibility and irreplaceable infill access,” said Connell. “Demand for this product type continues to accelerate as users prioritize efficiency, accessibility and high-quality space,” added Traub.
The buyer plans to record a condominium map for the project and sell the units as individual industrial condominiums, creating a unique ownership opportunity for small business owners. Upon completion, LOCAL @ Raiders Way is expected to become the first project in the market to offer industrial condominium units of this size for sale, allowing owner-users to acquire space that has historically been available only for lease. The property will undergo complete significant exterior capital improvements, including new paint, updated signage and enhanced landscaping.
“Our principals have sold office condos in the markets we invest in since 2013. We’re excited to bring this condo program to a small-bay flex industrial building, giving business owners and professionals the chance to own 1,750 to 3,500 SF industrial condos at occupancy costs comparable to leasing. With limited supply in the West Henderson submarket, we believe this is a genuinely unique offering,” said Brendan Keating, Managing Partner with Local Asset Management.
The transaction highlights continued investor interest in well-located small-bay industrial assets, particularly those offering modern construction, tenant diversification and long-term value creation opportunities in Southern Nevada.
