Despite a year-over-year decrease in total homes sold in the over $2 million range, the local market has demonstrated robust performance in terms of price metrics.

Total Homes Sold: The report reveals a 10.1% year-over-year decrease in the number of luxury homes sold in the Reno/Sparks area during the third quarter. This dip is attributed to various factors such as economic fluctuations and shifts in buyer preferences.

Average Sold Price: In the face of decreased sales, the average sold price for luxury properties ticked up by 3.3%, demonstrating the sustained appeal of the Reno/Sparks region as a luxury real estate destination.

Average Price Per Square Foot: The third quarter 2023 witnessed an increase in the average price per square foot for luxury homes in the region. The price per square foot was up by 5.5%, underlining the enduring desirability and value of local luxury properties.

Average Days on Market: Homes spent more time on the market, with an average of 165 days in 2023, reflecting a 43.5% increase year-over-year.
