The Henderson Gateway Industrial Facility sold for $27M
Las Vegas, Nevada – Colliers is pleased to announce the closing of a 98,023 SF industrial building known as The Henderson Gateway Industrial Facility in Henderson, Nevada. The facility sold for $27.8 M to a nondisclosed buyer. Executive Vice President Brian Riffel and Associate Vice President Tyler Jones at Colliers represented the buyer.
The Henderson Gateway Industrial Facility is a brand-new high-image freestanding concrete tilt-up building ideally situated at the first Las Vegas I-15 Freeway entry from California with easy access to nearby labor and higher-end corporate residential areas. The property address is 1735 Chaparral Rd., Henderson, Nevada 89044.
The building’s details include 11 dock loading doors, two-grade access doors, an ESFR fire suppression system with a diesel pump, 91 surface parking spaces, a 2,530 SF HVAC office area, and much more.
“Our client is a repeat buyer and was in 1031 exchange during the transaction,” said Riffel. “We took a strategic approach when identifying this property for the buyer. Fortunately, this facility’s location is in our client’s preferred area, and for long-term purposes, it is within driving distance of major markets such as Los Angeles, Phoenix, San Diego and Salt Lake City.”
